What Jaotin Talk is
A question board for people buying, selling or renting property in Thailand. Anyone can post — you do not need to be an agent or have a listing. Threads are written in Thai, which is the language most answers come back in. The questions that get useful answers are the specific ones: the budget, the area, and the exact thing you are stuck on.
What belongs in each category
- ซื้อ
- Buying — choosing a project, comparing price per square metre, unit inspection, common fees, transfer costs, and what to ask before paying a booking deposit.
- เช่า
- Renting — the lease, the deposit, minimum terms, renewals, utility bills and leaving early.
- ขาย
- Selling — pricing so it actually sells, preparing a home before photography, working with an agent, and the taxes involved.
- สินเชื่อ
- Home loans — paperwork, how much you can borrow, rates and refinancing, why banks decline, and borrowing jointly.
- กฎหมาย
- Law — title deeds and ownership checks, easements, the juristic person, foreign ownership rules, and disputes with neighbours.
- ทั่วไป
- General — anything outside the five above: moving, renovation, neighbours, or an experience worth passing on.
The short rules
- Every account that posts or replies has verified a phone number by OTP, and posts under the name on the account.
- No listings in threads — listing a property has its own page, and it is free too.
- Answers on law and lending here are members' experience, not professional advice. Anything involving a large sum is worth confirming with a bank or a lawyer.
